Memorial City office towers built in 1980s get $25M renovation with dining patio, Common Bond to-go

A trio of glass towers have brightened their sheen thanks to a $25 million renovation by MetroNational.

Located on the west side of Houston off Gessner near Memorial City Mall, Memorial City Plazas were originally built in the 1980s and ’90s.

The three towers that make up Memorial City Plazas total nearly 1 million square feet of Class A office space. The development includes the 12-story One Memorial City Plaza at 800 Gessner, the 18-story Two Memorial Tower at 820 Gessner and the 14-story Three Memorial City Plaza at 840 Gessner.

“As visionary stewards, we build places that the community needs and invest in what moves our city forward,” said Jason Johnson, CEO of MetroNational, in a news release. “The completion of Memorial City Plazas renovation signals our commitment to redevelopment in Memorial City. We are equally excited that our newest Class A office building, located at 9753 Katy Freeway, is fully leased ahead of its scheduled opening in October 2023.”

Memorial City Plazas bears historic significance for MetroNational. Founder Joseph Johnson founded the company in 1954 and at one time lived directly behind the towers. A connecting gate from his home gave him direct access to his office in Two Memorial City Plaza.

Johnson developed Memorial City on 200 acres of land he purchased far away from Houston’s downtown, beginning in 1962.

Memorial City now encompasses about 300 acres “of Class A office space; retail centers, including Memorial City Mall, a 1.7-million-square-foot super regional center; the Memorial Hermann Memorial City Medical Center (the region’s second largest medical campus); the 33-story Memorial Hermann Tower; The Westin Memorial City and Hotel ZaZa Memorial City; and highrise and garden residential living.”

According to MetroNational, the renovation of Memorial City Plazas includes interior and exterior enhancements. The Porch is a new covered outdoor dining patio and the newly opened Common Bond On-The-Go, offering drinks and pastries from 7 a.m. to 3 p.m.

Upgrades in the buildings include a “high-performance fitness center, full-service conference center and meeting rooms, touchless technology featuring key card access, 24-hour security, and air-conditioned skywalks interconnecting all three towers and parking garages. Although the office buildings are within walking distance of Memorial City Mall and the Shops of Memorial City, a complimentary Memorial City Shuttle service is also available.”

The largest tenant in the Memorial City Plazas complex is Cottera Energy Inc., which occupies 122,000 square-feet of Three Memorial City Plaza.

MetroNational’s biggest asset is Memorial City, the 300-acre mixed-used development in west Houston. The company reports that it owns approximately 3.5 million square feet of office space in Memorial City with a 95 percent occupancy rate across its portfolio of 11 office buildings.

Joining MetroNational on the renovation were architect Ziegler Cooper, which designed the interior and exterior; landscape architect Design Workshop; and general contractors EE Reed Construction LP and O’Donnell/Snider Construction LLC. T&D Engineers serves as the project engineer.
